Passive House (Passiv Haus) Renovation - with a view

We're currently in the planning stages of our single family Passive House retrofit located in Santa Barbara, California.  This house contains approximately 2,000 square feet of living space and was built in 1971.  It's basically in its original condition, with only minor updates since it was built.  Both the lot and house are oriented due south, with an elevation of approximately 650 feet, so we have to be sure we account for the micro-climate characteristics at this elevation.  It's also a great site for solar power. 

The challenges here are numerous, including dealing with the steep slope and stepped foundation, the lack of attic space, the large expanse of glass on the south facing walls, location in a "high fire danger" zone and the onerous city permit requirements.  It definitely won't be easy to retrofit the required thermal breaks, but fotunately, the climate is extremely favorable.

Also, because of where this house is located, we will be dealing with the Neighborhood Design Review Board - which means the neighbors get to voice their opinions on the exterior design.
